Nestled between Lygon St and Nicholson St this three level architect designed townhouse is only a 15 minute tram ride into the city. The townhouse is a spacious 34 squares (323sqm) making it well suited for couples, families and business stays and can comfortably accommodate 16 people. Flemming Park is directly opposite the townhouse offering a children's playground, BBQ's and a great sized footy oval for kids to enjoy.
Ground level consists of a bedroom with built-in robes, Laundry/Bathroom, then an open plan kitchen, dining and living. It opens out to a courtyard with bi folding doors. The first floor consists of Master Bedroom with walk-in robe, en suite and balcony with city views. There are three more bedrooms on this level (2 with built-in robes) and another bathroom with a Spa bath. The second floor consists of a large open room with a powder room, kitchenette (sink, cupboards, mini fridge, toaster & kettle) and an outdoor roof top terrace with BBQ and city views. There is plenty of free on street parking in front of the house.
The house has hydronic heating, ducted vacuuming, alarm system, intercom and ceiling mounted speakers throughout. The kitchen has a 900mm top of the range ilve oven and cook top, dishwasher and silestone benches. Side by side fridge/freezer with chilled water and ice dispenser, microwave, kettle, toaster, blender and plenty of baking trays and serving ware. The living room has a 50" plasma with DVD player and the second floor living has a 42" plasma with DVD player. The master bedroom has a 32" plasma.
The house includes complimentary provisions of the following for the duration of your stay. Shampoos, shower gel, coffee, tea, milo, sugar etc.
You can catch tram 96 from Nicholson St (approx 400m from the house) which takes you into the city via Bourke St and then to St Kilda. Or you can catch tram 1 from Lygon St (approx 300m from the house) which also takes you to the city and then to South Melbourne.

Terms and Conditions of Holiday Accommodation
Note: Variances can be agreed on but only by arrangement with the owner in writing.
Deposit of $700 non refundable is required to secure the booking. Payment of the rental deposit constitutes the clients acceptance of these Terms and Conditions.
Balance of the rental amount must be received in full 14 days prior to occupancy. If not the owner has the right to cancel the booking and attempt to re let it.
Cancellation if caused by the client, money paid is not refundable unless the house is re-let for the entire period. If a refund is made due to the property being relet then a $50 cancellation fee will apply.
The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.
To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.
Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance.
Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs, disturbance to neigbours etc. Use contrary to this may result in loss of your bond and/or additional payments.
All the beds in the house with pillows will have been allocated for your group to use for the duration of your stay. The beds without pillows have not been allocated for your use and have therefore not been paid for. If these beds are used they will cost an extra $45 per bed per night for the duration of your stay. If you would prefer to swap beds and have not used your allocated bedding that is fine.
Damage, Breakages, Theft and Loss are the tenants responsibility during their stay.
Departure - the property should be left in a similar state to its condition on arrival. Check-out time is 10am to allow time to prepare property for next guests.
Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of bond.
Bond of $700 is payable at the same time as the balance amount. The bond will be refunded within 7 days in full subject to the above conditions being met. It is designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess cleaning requirements, extra guests beyond those declared ..etc.
Pets are not allowed.
Loss - the owners take no responsibility for the tenant’s personal property.
Variations to these conditions may only be made by prior arrangements with the owner in writing.
